The Minns Labor Government has placed the Glenfield West rezoning proposal on public exhibition as part of plans to support housing growth and improve affordability in South-West Sydney. The proposal could deliver approximately 1,200 new homes close to Glenfield Train Station, along with access to jobs, public transport, community facilities, and essential services.
The rezoning forms part of a larger Landcom-led transformation project covering 108 hectares of land near Glenfield Station. Over the next 15 years, the broader precinct is expected to accommodate up to 5,200 homes as part of efforts to support population growth and housing demand in one of Sydney’s key development corridors.
A major feature of the proposal is the increase in affordable housing within the precinct. The government has proposed doubling the affordable housing target from five percent to 10 percent, which could support the delivery of around 520 below-market rental homes managed by a Community Housing Provider.
The proposal includes a diverse range of housing options designed to meet varying community needs. Planned housing types include detached homes, semi-detached dwellings, attached housing, and apartment developments. The precinct is also planned to include retail spaces, businesses, and public areas aimed at creating a connected and accessible urban community.
The rezoning proposal outlines higher-density development concentrated around Glenfield Train Station to support the creation of a new town centre. Building heights near the station could reach up to 22 storeys, while lower-density housing ranging from two to three storeys is planned for western sections of the precinct.
Additional features proposed for the development include new parks, sporting fields, playgrounds, improved walking and cycling links, enhanced public transport connections, and a new neighbourhood centre in the western part of the area. The proposal also ensures that Hurlstone Agricultural School retains the ability to expand and continue serving the local community in the future.
The public exhibition period for the rezoning proposal will remain open until 11 June 2026, with residents and stakeholders encouraged to review the plans and provide feedback on the future development of the precinct.
The NSW Government stated that the proposal aligns with its broader housing reform agenda aimed at accelerating housing supply and improving affordability across the state. Recent reforms introduced by the government include the establishment of the Housing Delivery Authority, planning reforms focused on well-located housing, the introduction of the Pre-sale Finance Guarantee to accelerate construction activity, and plans to deliver 30,000 new homes on surplus government land, including thousands of social housing units.
According to the government, the Glenfield West proposal is intended to support long-term housing growth while creating a well-connected community with access to transport, public spaces, and essential infrastructure in South-West Sydney.
